FinZone does not guarantee approval, pricing, timelines, or outcomes. Mortgage Broker activity is not advertised as active unless separately approved or activated.
Terms & Conditions
These Terms govern the Islamic financing-brokerage guidance service (the “Service”) offered by FinZone Financial Brokerage Services L.L.C — فينزون لخدمات وساطة التمويل ش.ذ.م.م (Licensed Financing Broker, Licence No. 1635030, Dubai DET, UAE) (“FinZone”, “we”, “us”). By using the Service or contacting us in connection with it, you agree to these Terms.
1. The service we provide
FinZone is an independent, licensed Financing Broker that guides clients toward Sharia-compliant (Islamic) financing options only. We provide guidance, introductions and file-readiness support — helping you understand what an Islamic bank or approved Islamic finance provider typically looks for, organise your documents, and prepare a financing application for submission to a licensed Islamic bank or approved Islamic finance provider. FinZone is not a bank, is not an Islamic bank or finance provider, and does not itself provide, approve, price or disburse any financing. Any financing decision is made solely by the relevant Islamic bank or approved Islamic finance provider.
2. Eligibility & Islamic provider criteria
The Service is intended for individuals and businesses seeking to explore Sharia-compliant (Islamic) financing options in the UAE. Whether you qualify for any product, and on what terms, is determined entirely by the relevant Islamic bank or approved Islamic finance provider based on its own eligibility rules, credit assessment, debt-burden ratio (DBR), documentation requirements and applicable approvals. Meeting our preparation checklist does not create any entitlement to financing.
3. No guarantee of outcome
FinZone does not guarantee approval, Sharia-compliant profit rates or financing terms, timelines, disbursal, or any particular outcome. Sharia-compliant profit rates and financing terms are set by the relevant Islamic bank or approved Islamic finance provider. Illustrations, estimates or examples we may share are for general guidance only, are not offers, and may differ from the Islamic provider’s final decision. Nothing on this website or in our communications should be read as a promise of financing.
4. Your responsibilities
- You confirm that all information and documents you provide are accurate, complete and current, and that you are entitled to share them.
- You are responsible for reviewing any offer, contract or key facts statement issued by the Islamic bank or approved Islamic finance provider before you accept it, and for seeking independent professional advice where you consider it appropriate.
- You must not use the Service for any unlawful, misleading or fraudulent purpose, or to submit falsified information.
5. Fees
Any fees for our services are as agreed in writing with you before work begins. We do not publish or promise fixed prices on this page, and we do not tie any fee to a guaranteed result. The Islamic bank or approved Islamic finance provider may separately charge its own processing, valuation or other Sharia-compliant fees, which are outside our control.
6. Data, consent & documents
To assist you, we collect information and documents you choose to provide. We use them only to help assess your readiness and to prepare and, with your consent, submit an application to the Islamic bank or approved Islamic finance provider you select. Our handling of personal data is described in the Privacy Policy below.
7. Compliance, AML & KYC cooperation
As a licensed broker operating in the UAE, we are required to observe applicable anti-money-laundering (AML), counter-terrorist-financing and know-your-customer (KYC) obligations. You agree to cooperate with reasonable identity-verification and source-of-funds requests, and you acknowledge that the Islamic bank or approved Islamic finance provider will run its own onboarding and due-diligence checks.
8. Limitation of liability
The Service is provided on an “as is” and “as available” basis. To the maximum extent permitted by applicable law, FinZone is not liable for the Islamic bank or approved Islamic finance provider’s decision, for indirect or consequential loss, or for reliance on general guidance. Where liability cannot be excluded, it is limited to the fees you paid us for the relevant engagement.
9. Suspension & intellectual property
We may pause, decline or discontinue the Service where required by law, for suspected misuse, for non-cooperation with compliance requirements, or at your request. The FinZone name, logo, “Clear Financial Paths” brand line, templates and materials remain our property; information you supply remains yours, and you grant us a limited licence to use it to provide the Service.
10. Governing law, changes & contact
These Terms are governed by the laws of the United Arab Emirates and the applicable laws of the Emirate of Dubai, and any dispute is subject to the competent courts of Dubai. Privacy Policy
This Policy explains how FinZone handles personal data when you use the Service. We aim to align with the principles of the UAE Personal Data Protection Law (PDPL); this Policy is provided in good faith and does not claim any external certification.
What we collect
- Contact details you provide: such as your name, phone number and email address when you reach out to us.
- Financial-readiness information & documents you choose to share: for example identification, income or business details, and supporting documents needed to understand your eligibility and prepare an application.
- Basic technical data: such as approximate date/time of contact and general device/browser information, kept for security and record-keeping.
Why we use it
We use your information to respond to your enquiry, to help assess your readiness for Sharia-compliant (Islamic) financing, and to prepare and — only with your consent — submit an application to the Islamic bank or approved Islamic finance provider you select. Eligibility and outcomes remain subject to each Islamic provider’s criteria, credit assessment, DBR and approvals. We do not use your data to guarantee any result.
Sharing
We do not sell your personal data. We share it only with the Islamic banks or approved Islamic finance providers you consent to, for the purpose of preparing or submitting your application — and any such submission remains subject to that Islamic provider’s own onboarding, KYC and approval process. We may also disclose information where required by law or by a competent regulator.
Retention
We keep your information only for as long as needed to provide the Service and to meet our legitimate record-keeping and legal obligations as a licensed broker in the UAE, after which it is securely deleted or anonymised.
Your choices & rights
You may request access to, correction of, or deletion of your personal data, withdraw a consent you previously gave, or ask us to stop processing, by emailing admin@fzservices.ae. We handle such requests in line with applicable UAE data-protection principles. Withdrawing consent may mean we can no longer progress an application on your behalf.
Security
We use HTTPS encryption in transit, access-controlled handling of documents, and data minimisation. We do not store your online-banking login or payment-card credentials. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Are you a bank or a lender?
No. FinZone is an independent Financing Broker. We are not a bank, and we are not an Islamic bank or finance provider. We do not provide, approve, price or disburse financing ourselves — every financing decision is made by the relevant Islamic bank or approved Islamic finance provider.
Do you deal with conventional or interest-based finance?
No. FinZone guides clients toward Sharia-compliant (Islamic) financing options only. We do not deal in, arrange or promote conventional or interest-based products.
Is approval guaranteed?
No. Approval, pricing and timelines are subject to each Islamic bank or approved Islamic finance provider’s criteria, credit assessment, debt-burden ratio (DBR), documentation and applicable approvals. FinZone does not guarantee approval, pricing, timelines or outcomes.
What is your Islamic-finance stance?
FinZone guides clients toward Sharia-compliant (Islamic) financing options only. We refer customers exclusively to Islamic finance products offered by licensed Islamic banks or approved Islamic finance providers, subject to eligibility, the Islamic provider’s criteria, Sharia governance and approvals. We do not ourselves issue or certify any Islamic finance product.
What documents will I need?
This varies by the Islamic bank or approved Islamic finance provider and the product, but typically includes identification and income or business documentation. We will let you know what is generally required so you can prepare, and you share only what you are comfortable providing. Final document requirements are set by the Islamic bank or approved Islamic finance provider.
Is my data safe?
We handle your information with care, using HTTPS encryption in transit, access-controlled handling and data minimisation, and we share it only with the Islamic banks or approved Islamic finance providers you consent to. Please see our Privacy Policy above for full details.
Do you charge fees?

Do you offer mortgages?
Mortgage Broker activity is not currently offered or advertised as active. It is not part of the Service unless it is separately approved or activated in the future.
